Schedule I of the Information Technology Act 2000 excludes certain instruments from electronic execution, and conveyances of immovable property are on that list. A sale deed, a gift deed, and any instrument requiring compulsory registration under the Registration Act still have to be executed and registered physically. Leases beyond twelve months fall into the same registration requirement. Accordsign does not change that, and any platform telling you otherwise is worth a second look.
